Single Storey Extensions Using Permitted Development Rights:

Depending on the size and complexity of your project, you may be able to extend your property using permitted development rights. Permitted development rights mean that you do not have to apply for planning permission, as long as you meet certain requirements, limitations and conditions. 

Generally, these rights are applicable for rear and side extensions with a length of 3m on a terrace or semi-detached property. If you own a detached property, the length extends to 4m. This route still requires plans to be submitted to your local council. 

You’ll find that there are various rules and restrictions surrounding permitted development rights that you need to comply with. It’s also important to note that the rules may vary depending on the area the property is located in and the type of property. Larger Home

Need a lot more space?

The larger home extension scheme could be the best route for you to take. This scheme is designed to suit homeowners who would like to extend the rear or side of their semi-detached or terraced property by up to 6m. If you own a detached property, you could be able to extend by 8m. You’ll need to submit your proposed plans to the local authority and there are various rules, conditions and restrictions to be aware of. We’ll be there to guide you through the entire process, advise you on any obligations and can help to ensure the smooth running of your project.

Two Storey

Go high with a Two Storey Extension

In some cases, two storey extensions may be granted under permitted development. However, you’ll find that there are strict policies that must be adhered to and it’s likely that your options will be extremely limited. Most often, applying for full planning permission will be the most beneficial option.
